We accomplish our marketing and leasing efforts through some of the following critical steps:
- Meet with Landlord to gather all applicable information
- Present a customized listing agreement
- Establish a marketing plan and budget
- Evaluate all property information including floor plans and building standards
- Develop custom marketing brochure by utilizing renderings, photographs, aerials, maps, demographics, etc.
- Personal outreach by cold calling, sending email blasts to prospective tenants, regional economic development companies, brokerage community
- Send press releases, when necessary
- Place proper signage
- Advertise on all websites and listing services
- Attending conferences and participating in networking meetings through our real estate affiliations
- Take advantage of our social media outlets
- Be certain to include any incentives from an economic or tax advantage, if applicable
- Perform all client and broker tours
- Assist in any special events at the building to gain exposure to end-users and to attract the attention of brokers representing tenants in the marketplace
- Formulate or respond to proposals
- Advise on market competition and competing listings to position our clients to win deals
- Qualifying tenants (i.e.: financial strength)
- Help with space planning, negotiating of landlord work letters and finishes
- Assist with lease negotiations and obtaining signatures
- Perform lease/financial analysis
- Cap Rate analysis for stabilized assets
